Package 1 vs 2 vs 3 vs 4: Which Construction Package Is Best for You?

Once your plot and plan are ready, choosing a construction package is the biggest budget decision you’ll make. The four packages at RP Construction range from Rs.2,500 to Rs.3,300 per sq.ft, and the difference across a whole home can run into lakhs.

What stays the same in every package

Civil work is identical in all four packages. Every home gets a 5-foot basement, first quality chamber bricks, branded TMT steel, a teakwood main door, Finolex wiring with inverter wiring, and emulsion paint with wall putty.

This matters because moving up a package doesn’t make your house structurally stronger. You are paying for better finishes, fittings and looks, not a better foundation.

What changes, item by item

Flooring

Tile size grows with each package: 2¾ × 2¾ ft in Package 1, 4 × 2 ft in Package 2, 5¼ × 2¾ ft in Package 3, and 6 × 4 ft in Package 4. Larger tiles mean fewer joints, a more open look and easier cleaning.

Doors and windows

Packages 1 and 2 use Kongu wood for the other doors and windows, finished with enamel paint. Packages 3 and 4 use teakwood with polish for every door and window.

Kitchen

Package 1 has a granite cooking platform and stainless steel sink, but no modular kitchen. Package 2 adds a modular kitchen in HMR pre-laminated sheet with a quartz single-bowl sink. Package 3 upgrades to HMR waterproof sheet finished with mica, a synthetic marble platform and a quartz sink with drain tray. Package 4 adds painted glass finishing and a quartz double-bowl sink.

Wardrobes

Package 1 has no wardrobes. Package 2 includes HMR pre-laminated wardrobes, Package 3 uses HMR waterproof laminated sheet, and Package 4 adds mica and painted glass finishing.

Bathrooms

Package 1 has a floor-mounted branded closet and wall mixer. Package 2 moves to a wall-mounted closet with flush valve. Package 3 adds a shower with diverter mixer. Package 4 includes a branded closet with flush valve.

Electrical and lighting

All packages use Finolex wires with inverter wiring. Package 2 adds metal boxes with branded modular switches, and Packages 3 and 4 use branded modular switches. Package 4 adds a false ceiling with LED lights and exterior LED lights on the elevation.

Walls, paint and terrace

Package 1 has wall putty on interior walls only; Packages 2 to 4 include putty on walls and ceilings. Paint grade rises from IV in Package 1 to I in Package 4. Packages 3 and 4 add cool roof tiles on the terrace, which help keep upper rooms cooler in Madurai’s summer.

Elevation and staircase

Only Package 4 includes a natural stone elevation, a granite staircase, and teakwood railings with glass.

How to decide

Start with your full budget. Include costs outside the per sq.ft rate, such as compound wall, sump, septic tank and approvals, before picking a package.
Think about how long you’ll live there. A home you’ll live in for decades justifies teakwood and cool roof tiles more than a property you plan to rent out.
Match the package to your priorities. Kitchen and wardrobes point to Package 2, durability and comfort to Package 3, and appearance to Package 4.
Keep a buffer. Don’t stretch to a higher package if it leaves nothing for changes during construction.
