If you own a plot in Madurai and are planning to build, the first question is always the same: how much will it cost? The honest answer is that it depends on your plan, your finishes and the number of floors. But you can get a close estimate before you speak to any builder, once you understand how per sq.ft pricing works.
RP Construction has been building homes in Madurai since 2003, and we publish our rates openly. This guide explains our 2026 construction rates, what you get at each price level, and how to work out a realistic budget. It also covers what to check when you’re choosing the best construction company in Madurai for your home.
Most builders in Madurai quote a rate per square foot of built-up area. You multiply the rate by your total built-up area to get the construction cost. The rate changes with the materials and finishes you choose, not with the structure itself.
At RP Construction, civil work (foundation, basement, brickwork, steel and concrete) is the same in every package. What changes between packages is the level of finishing: tiles, doors, kitchen, wardrobes, bathroom fittings, paint and elevation.
The first floor costs Rs.200 less per sq.ft than the ground floor because the foundation and basement are already paid for in the ground floor rate.
All four packages share the same strong base:
2¾ × 2¾ ft vitrified tiles, Kongu wood doors and windows with enamel paint, branded switches, granite cooking platform, stainless steel sink, floor-mounted branded closet, wall mixer, wall putty on interior walls, and IV grade paint.
Larger 4 × 2 ft vitrified tiles, modular kitchen and wardrobes in HMR pre-laminated sheet, metal boxes with branded modular switches, granite cooking platform, quartz single-bowl sink, wall-mounted closet with flush valve, wall mixer, wall putty on walls and ceiling, and III grade paint.
5¼ × 2¾ ft vitrified tiles, teakwood doors and windows with polish throughout, HMR waterproof kitchen finished with mica, HMR waterproof laminated wardrobes, synthetic marble cooking platform, quartz sink with drain tray, branded closet with flush valve, shower with diverter mixer, cool roof tiles on the terrace, and II grade paint.
6 × 4 ft vitrified tiles, teakwood doors and windows with polish, kitchen and wardrobes in waterproof sheet with mica and painted glass finishing, synthetic marble cooking platform, quartz double-bowl sink, natural stone elevation with exterior LED lights, granite staircase with teakwood and glass railings, false ceiling with LED lights, cool roof tiles on the terrace, and I grade paint.
